All our reports contain comprehensive detail with comments on condition and where appropriate cleanliness and maintenance issues, supported by digital photographs. Reports can be tailored to individual needs/requirements upon request. Completed reports will be sent by email in pdf format as standard, within two working days. Printed copies can be provided on request for an additional fee.
Property Inventory for Lettings
This is a complete description of the property, listing its fixtures, fittings, décor and contents. The report will include comments on the condition both generally and in relation to specific items and, where relevant, on cleanliness and maintenance issues. Photographs of each room and areas of note are included. Meter readings are taken and noted, together with a record of the keys provided.
Start of Tenancy Check In
At the start of a new tenancy we produce a full report of the condition and state of the property. Meter readings are taken and noted, and the keys are handed over to the new tenant.
End of Tenancy Check Out
A detailed report on the condition of the property and its contents on inspection at the end of a tenancy is created and compared to the existing Check In report. Discrepancies, damage and any cleanliness issues are noted, supported by photographs. Comments are made on general wear and tear. Meter readings are taken and noted, together with a record of the keys returned.
These are Interim reviews of the condition of the property and its contents on inspection during a tenancy. This is to the same standard as a Check Out and will identify missing or damaged items; issues of maintenance, repair or cleanliness and comment on reasonable wear and tear. The price of the Property Inspections will be quoted on a case buy case basis.
